Showing your home and negotiating offers

Once your home is listed on the MLS I will hold it open for the Real Estate Agents Caravan to get the word out.  Then we will hold a neighborhood open house before anyone else sees it.  You never know if they may have a friend or relative interested in your area.  Then the first weekend of your home being listed we will hold open houses on Saturday and Sunday.

It is very important to keep your home clutter free and ready to show with a two (2) hour notice.

I will request that you leave the property at this time so Buyers and their agents feel free to discuss the house. All pets must be taken with you or put safely in the garage in a crate. Please make sure that the home smells fresh and clean.

When an offer(s) come in we have a specific timeframe to respond. We will go over the fine points of each offer. Specifically, offered price, down payment and loan contingencies, requests for specific items, etc., and closing date. You will make your decision and I will respond to the Buyer’s Agent.

With an accepted offer, I will open escrow and make sure all the inspections and paperwork are on schedule so the offer closes on time. I or a team member will be on-site whenever someone representing the Buyers interests needs access to your home. We will review all reports that are created and go over any requests for repairs or allowances.

Then it is on to finding you a new home and closing escrow on the home you are selling and the home you are buying.
